One of the leading conglomerates is coming up with a construction project.
Job Purpose
-
To lead and manage end-to-end procurement and contract administration for real estate civil construction projects. This includes strategic sourcing, vendor management, cost control, and contract compliance across all construction trades—ensuring timely and cost-effective delivery of materials, services, and works aligned with project timelines and quality standards.
Key Responsibilities
Procurement & Sourcing

Develop and implement procurement strategies for all categories, including civil, structural, finishing, MEP, and interior works.

Manage procurement of materials, services, and subcontractors for the full construction spectrum:
- Cement, concrete, aggregates, steel (TMT, structural), shuttering (including Mivan), RMC
- Waterproofing systems (chemical & membrane-based), tiles, marbles, granites, and flooring finishes
-Doors, windows, aluminium works, glazing, paints, modular & custom interiors
- Plumbing, fire-fighting, HVAC, electricals, elevators, and other MEP services

Issue RFQs, evaluate bids (technical & commercial), and lead negotiations to achieve best value.

Ensure timely procurement and delivery of materials as per the construction schedule and quality specifications.

Maintain the approved vendor database and evaluate performance based on delivery, quality, and cost.
Contract Management

Draft, review, and administer work orders, purchase orders, subcontract agreements, and consultant contracts.

Ensure contracts are aligned with scope of work, budgets, project timelines, legal terms, and risk controls.

Manage contract variations, extensions, claims, and disputes in coordination with project and legal teams.

Track and document all change orders, claims, and back charges with proper justification and documentation.
Vendor & Stakeholder Coordination

Build and maintain strong vendor relationships across all key trades (civil, structure, MEP, interiors, façade).

Interface with planning, engineering, QA/QC, stores, and site execution teams to ensure aligned procurement decisions.

Collaborate with finance and legal departments for payment certifications, compliance checks, and risk mitigation.
Cost & Compliance Oversight

Ensure that all procurement activities are within approved budgets and project estimates.

Identify opportunities for cost savings, bulk procurement advantages, and value engineering.

Ensure compliance with company policies, local laws, safety norms, and ethical procurement standards.

Maintain detailed documentation for audits, certifications (e.g., RERA), and MIS reporting.
Qualifications & Experience
-
Bachelor’s degree in Civil Engineering, Construction Management, or related discipline (MBA in Supply Chain / Construction Management is an added advantage.)

10+ years of experience in procurement and contracts for real estate construction projects.

Strong knowledge of all types of construction materials and services across:
- Structural (steel, cement, concrete, RMC), Finishing (tiles, marble, paint, woodwork), MEP (electrical, plumbing, HVAC), Interiors, Waterproofing, Façade, and Elevators.

Experience in high-rise, residential, commercial, or township projects preferred.

Working knowledge of contract types: item rate, lump sum, EPC, turnkey, rate contracts, etc.

Familiarity with ERP systems (SAP, Oracle, FARVISION, etc.) and Excel-based costing tools.
Key Skills

Excellent negotiation, analytical, and cost control skills.

Strong understanding of construction timelines and material sequencing.

Sound legal and contractual knowledge relevant to construction.

Good communication and coordination abilities across departments.

Proactive, detail-oriented, and well-organized with a focus on risk mitigation.
Working Conditions
-
Office-based with regular visits to project sites, vendor facilities, and contractor offices.

May require extended hours during peak project procurement or contract closure phases.

Must uphold integrity, transparency, and compliance with ethical procurement practices.
